LOCATION
The house is situated in the very popular Duinoord district (Sweelinckplein area), a beautiful, old and stately district between the center of The Hague and Scheveningen. Nearby you will find the popular shopping street Frederik Hendriklaan 'de Fred' in the Statenkwartier, with a wide variety of shops, terraces and eateries. Within walking distance you will find green gardens with large monumental trees around the Sweelinckplein and small hidden playgrounds such as Sunny Court and Little Tasmania. Duinoord borders the green Zorgvliet district with the Sorghvliet park. From there you can go directly to the Scheveningse Bosjes or the Westbroekpark where you can enjoy walking, sports or boating. The international schools are close by including; International School of The Hague, HSV International, European School, International Waldorf and German and French schools. Many embassies and international organizations are located in this area.
Thanks to the proximity of public transport (tram 3, 11, 16, bus 24), traveling in and around The Hague is easy and efficient. Conveniently located in relation to roads (A12, N44).

LAYOUT
Ground floor:
House entrance, spacious vestibule with wardrobe, a stately hall with original wall fountain and various access doors to the living room, kitchen, toilet, basement (wine cellar) and staircase to the upper floors.

INSULATION AND HEATING
The energy label is in application, it is expected to be label C. Fully equipped with double glazing, wall insulation and roof insulation. Heating and hot water through a new central heating combi boiler (2023). The house was built in 1893. There are 14 solar panels that generate an energy recovery of 4.5 MWh, which led to a substantial return last year.
